Why choosing new build home could be a canny choice for buyers

The time taken to sell an existing home is still one of the biggest frustrations for homebuyers across the UK.

Latest research from Rightmove shows the average time for selling a house is 85 days - two weeks longer than this time last year.

Many house builders now run schemes that can speed up the moving process.

Chris Minshall, regional sales director for Morris, says: "For most of us, buying a new home is dependent on the sale of an existing property.

"Morris offers part exchange on selected developments where we buy the existing house for 100% of its market value, leaving you free to proceed with the purchase of your new home.

"Alternatively, we may offer an agency scheme. The Morris scheme means that we will pay all estate agency fees for buyers of selected plots. We will also reserve your chosen property for up to eight weeks and work with local estate agents to manage the sale of your existing home."

Morris has put together the following list of additional tips and tricks to help homebuyers secure a quicker sale:

- Check your feedback - it may seem silly but spending a little bit of money on your existing home can really pay dividends. To make sure that you spend on the right areas, ask your estate agent for honest feedback following viewings. If the same thing keeps cropping up as a problem it could be well worth spending the money to put it right.

- De-clutter - when you're selling a house it's important to remember that just because you like something, doesn't mean that everyone else will. Keep decor neutral and put personal trinkets and family photos away before viewings - it will help buyers to envisage their own belongings in your home.

- Choose your buyer carefully - The highest offer you receive for your house may not always be the best. It is estimated that 28% of accepted offers fall through before completion. So, if you can afford to, consider buyers' circumstances as well as their offer.

- Buy a stock plot - Speak to your house builder about stock properties. At some developments house builders will have homes available that are already built. This means you won't have to wait to sell your own home. Part-exchange is the best option.

Chris continues: "If you are struggling to sell your existing home, the most important thing is not to panic. House builders carry out lots of research into the local market and will know if houses in the area aren't selling and are likely to have schemes in place to help you. Speak to your house builder about your concerns - at Morris we always try to make sure that people don't miss out on their dream new home."
