Find the home for you
Whether you’re looking for more space to start a family or an exquisite space to host more dinner parties, we’re here to help you find ‘the one’. Start your journey by booking an appointment with the Sales Advisor at the development and view one of our stunning show homes in the area you’re looking to live.
Speak to an IFA
It can be really useful to speak to an Independent Financial Advisor (IFA) who will be able to advise you on how much you can borrow, available mortgages and give specialist advice about buying a new home. They can also help you apply for your mortgage in principle (a mortgage agreement based on financial information you provide).
Reserving your new home
Once you’ve fallen in love with your brand new Morris home it’s time to reserve it so it cannot be sold to anyone else. To do so, you must be in a position to purchase, which means having a mortgage agreed in principle. The home will be secured with a small reservation fee and you will have 28 days before you need to pay the deposit.
Appoint a solicitor
If you’re unsure who to appoint we can help you with that. Once you have done this, pass your solicitors details onto your Sales Advisor, and then things can really start to happen. Instruct your solicitor to carry out any necessary searches, and provide payment for these. It’s worth noting that searches can take up to 21 days or sometimes longer, so the sooner these can be done the better.
Apply for your mortgage
Now your home is reserved, it’s time to formally apply for your mortgage. It’s best to do this through your Independent Financial Advisor (IFA) who arranged your mortgage in principle. Once you have received your offer, sign the form to accept.
Make our house your home
From granite worktops to fitted wardrobes, and all the finishing touches in between. Your Sales Advisor will book an appointment with you to discuss all of your options when you reserve your home.
Exchange of contracts
Your solicitor will let you know once all legal work has been complete and the exchange of contracts can take place. Arrange for your deposit to be with your solicitor and sign the contract.
Once your home has been finished and approved by the National House Building Council (NHBC), we will send your solicitor a formal notice and agree a completion date. This will be the first time you’ll be given your actual moving in date.
New home demonstration
You’ll be invited for an important New Home Demonstration with your Sales Advisor and Site Manager. This is your opportunity to see how your new home works from turning on your alarm, using your heating and where to find your stop-tap.
Final important steps
Your solicitor will send you a completion statement and ask you for any outstanding monies to be paid. Sign your name, very proudly, on the dotted lines of your transfer deeds and mortgage. On the day of completion your solicitor will take care of all the paperwork. Once everything has been completed your Sales Advisor will let you know when your keys will be ready for you to pick up!
